Our Annual Agreement

Bi-WEEKLY INSPECTION

• Interior & exterior inspections - (30 visits per year min).
• Physically check all doors, windows, mechanicals, electrical panels, HVAC operations/settings, automation equipment, alarm system, smoke & carbon monoxide detectors, appliances and more.
• Inspect for mold and leaks
• Inspection of exterior surfaces, decks, landscaping, pools, etc.
• Weekly checks when temp drops below 30 degrees
• Pre / post storm inspects
• 7 Day / 365 per year availability

 

ANNUAL INSPECTION

This inspection allows us to provide a very intricate report on the readiness and status of all the major aspects to your home. It is a very detailed inspection and report from the foundation to the roof. The report you receive will be inclusive of photos and recommendations based on any findings that may be present. The inspection covers but is not limited to the following:

 

Interior

• Heating & Air Conditioning: system operation, filter condition, thermostats
• Electrical & Lighting: switch operation, bulb replacements, etc.
• Plumbing & Fixtures: operation, flow, drainage
• Windows & Doors: operation, casings, hardware, caulking, weather stripping
• Flooring & Tile surfaces: finishes, cracking, splitting, wearing
• Painted Surfaces: settling, cracks, splits, marks, water damage

 

Exterior

• Roofing: splitting or missing shingles, flashing, chimney
• Gutters: fasteners, flow, drainage, debris
• Siding & Trim: water penetration, wood rot, weathering, separation, failure
• Doors & Windows: operation, hardware, weather stripping, caulking
• Decks & Rails: stability, wood rot, warping, splitting
• Plumbing: operation, leaks, etc.
• Foundation: visible cracks, leaks, failure, rot, grading problems
• Fences & Gates: stability, rot, rust, post stability, warping, gate operation
• Walk & Driveways: cracks, weathering, surface failure

• Electrical: operation, fixture condition, safety covers
